Not an offer, not a listing, not a solicitation
We do not sell land. We hold no inventory, take no commission from sellers, and are not a promoter or real estate agent under the Real Estate (Regulation and Development) Act, 2016. Nothing here is an advertisement for a real estate project.
No assurance of returns
We make no representation about future land values, appreciation, approvals or timelines. We will not tell you that land will appreciate, because nobody responsibly can. Treat any such guarantee, from anyone, as a reason for caution rather than comfort.
The Plan is new and will develop
MPD-2047 was notified on 20 August 2026. Implementing regulations, clarifications, administrative practice and judicial interpretation are yet to develop. Some provisions are operative; some await machinery; some will be litigated. Where we know which is which, we say so. Where the position is genuinely unsettled, we say that too, rather than filling the gap with confidence.
Parcel-level verification is not optional
No parcel should be bought, sold, pooled or developed on the strength of anything on this website. Land use, title, access and approvals are four separate questions, each requiring separate verification against original records and the relevant authority. Overlays — Ridge, monument buffers, acquisition notifications, pending litigation — can override everything else and are visible only on inspection of the specific parcel.
